1. Reservations & Payment

All reservations are subject to availability and confirmation by Sema Suites. Prices are quoted per room, per night in US Dollars unless stated otherwise and may attract applicable Ugandan taxes and service charges. A valid credit card or agreed-upon deposit is required to secure a booking.

2. Check-in & Check-out

Standard check-in is from 14:00; check-out is by 11:00. Early check-in and late check-out may be arranged, subject to availability, and additional charges may apply.

3. Cancellation Policy

Cancellations received at least four (4) days prior to the scheduled arrival date will be eligible for a full refund of any deposit paid. Cancellations made within four days of arrival, or no-shows, will be charged the first night's accommodation.

4. Guest Conduct

Guests are expected to treat staff, other guests and hotel property with respect. Sema Suites reserves the right to refuse service or terminate a stay for conduct deemed unsafe, unlawful or disruptive.

5. Damages & Liability

Guests are responsible for any loss or damage caused to hotel property during their stay. Sema Suites is not liable for the loss of personal belongings; safety deposit boxes are available at reception.

6. Events, Catering & Tours

Event, catering and tour bookings are governed by a separate written quotation and confirmation. Deposits paid for events are non-refundable within 14 days of the event date.

7. Photography & Reviews

Reviews submitted through this website may be edited for length and clarity and published on the Sema Suites website and marketing materials. By submitting a review you grant Sema Suites a perpetual, royalty-free licence to reproduce it.

8. Governing Law

These Terms are governed by the laws of the Republic of Uganda. Any dispute arising shall be subject to the exclusive jurisdiction of the courts of Uganda.
